Please carefully read these terms and conditions.

Your reservation will be confirmed upon a receipt of a 50% deposit, or $500, whichever is less. You will receive a confirmation number within 15 days from the receipt of your deposit.
The remaining balance is due 60 days prior to arrival.

For bookings made less than 60 days in advance, the entire balance is due upon confirmation.
Personal checks will only be accepted for payments made 30 days or more in advance. Other acceptable payment is Cashier's Check, Money Order, Traveler's Check, and Cash.


All cancellations must be in writing.

In the event of a cancellation, the following charges will apply:
*If the cancellation occurs less than 30 days prior to arrival and no-shows, there will be no refunds.
*If the cancellation occurs 31 days or more prior to arrival, 10% of the total cost will be forfeited.

A refundable security deposit will be taken upon arrival in the amount of $250 to be held against damage or loss to any property in the home and any tampering with pool/spa equipment. Certified funds are required for this deposit and refunds will be issued seven to ten days after departure.

Check-In Time on all of our homes is 4:00 P.M. Eastern Standard Time unless arrangements have been made at the time of booking.
Check-Out Time is 11:00A.M. at the office on the day of departure unless arrangements have been made prior to booking in. Keys that are not returned to the office may forfeit a portion of the security deposit.

Only those persons identified on the booking form are permitted to use the property. Any changes in the persons occupying the property must be in writing and approved by DS Property Management, Inc.

Children must not be left unattended on the premises at any time.

No pets are allowed in any of our homes. If a pet is found at any time during the stay, the entire party may be asked to vacate the premises without refund.

For your safety, and the comfort of all of our guests, our rental homes are Non-Smoking. If you smoke in the home, you agree to pay a $250 charge for Ionization from your security deposit.

Homes are booked on a first-come, first-serve basis with all special requests met to the best of our available homes. Due to events that are sometimes out of our control, we book by number of rooms and level of house and attempt to fill all requests for specific placement. If, for some reason, a specific home becomes unavailable, we will assign a home of equal or greater compairson.
